根据RP Data的研究数据,尽管很多人在讨论澳洲经济增长可能出现放缓的局面,仍有许多资金被投入到房地产市场。
这项研究根据房产增值比例排出了全国50个增值最快的城区,其中21个城区升值超过40%,其它城区增值幅度也在35%以上。
过去一年,房产升值最快的城区是位于维多利亚州Whitehorse的Mont Albert,该区房价去年一年升高50%,平均房屋价位达103.5万澳元。
紧随其后的是维多利亚Glen Eira的Glen Huntly及新南威尔士Willoughby的Castlecrag,两区房价均上涨49.9%。
排名前五位的其它城区分别是南澳West Torrens的Underdale(48%);西澳Port Hedland的South Hedland(47%)。
50个升值最快的城区中,有66%的城区都位于各首府城市。按地域划分,矿业发展迅速的城区房屋升值较快。新南威尔士的Broken Hill房价升高44.6%;西澳Kalgoorlie增长36.1%;南澳Whyalla升值35.4%。
靠近海岸的地区房价增长也很快。如新州靠近麦考瑞湖的Booragu,房价升高了36.5%。阳光海岸的Alexandra Headland房价上涨40.8%。
RP Data的研究主管Tim Lawless表示,悉尼所谓的陷入房贷重压的区域反而值得一看。由于人口增长较快,租房需求旺盛,房价相对不高,可能会吸引投资者前来投资。而布里斯班的南部和西部城区,如Wacol,Logan和Ipswich,从投资角度来说也很不错。
